Multi-unit residential electrical estimating
We estimate electrical work for condominiums, apartment buildings, stacked and back-to-back townhouses, retirement residences and mixed-use buildings. Each suite type is taken off once and multiplied by the unit schedule, then common areas, parking, metering and site services are added, so a large building is priced accurately in 24–48 hours.

A residential building is estimated in parts, so each part can be checked on its own and changed when the unit mix changes.

Every suite type is taken off completely: panel, circuits, devices, fixtures, appliances, smoke alarms and low voltage.

Suite types are multiplied by the unit schedule, and mirrored or modified suites are adjusted one by one.

Everything outside the suites
Corridors, lobbies, amenity rooms, stairs, service rooms, the parking garage and the roof.

Service entrance, metering, feeders to each floor, fire alarm, generator and emergency power, EV charging and site services.
Scope that is easy to miss
Metering
Bulk metering, sub-metering and utility-owned metering each put different equipment in your scope. We price what the drawings and utility requirements show, and raise an RFI if the metering method is not clear.
Parking garages
Garage lighting, exhaust fan and sump pump connections, heat tracing on ramps and drains, and EV charging or EV-ready rough-in often add up to one of the largest single areas in the building.
Suites that are not typical
Penthouses, accessible suites and ground-floor units with terraces rarely match their type. We take off every one that differs rather than multiplying the typical suite.
Low voltage in the suites
Enterphone and intercom, suite data and TV outlets, and access control on common doors are counted with the suites or the building, as the specification divides them.

How do you estimate a building with many suite types?
We take off one suite of each type in full, multiply it by the unit schedule, then add every suite that differs from its type. Corridors, amenity spaces, parking levels, metering and site services are estimated separately, so each part can be checked on its own.
Do you include EV charging and EV-ready rough-in?
Yes, as shown in the drawings and specification: conduit, wiring, panels, load management equipment and chargers where they are in the electrical scope. EV work is listed as its own line so you can see its cost.
