What makes these estimates different
Commercial and institutional tenders are rarely just new wiring in an empty shell. The cost sits in the conditions around the work, and those are what a quick takeoff misses.
Occupied and phased renovations
When a school or care home stays open, work is split into phases, done after hours or behind temporary partitions, with temporary power and lighting and planned shutdowns. We read the phasing drawings and Division 01 requirements and adjust labour for each, line by line.
Demolition and existing conditions
Removals, make-safe, re-feeding existing circuits and relocating devices are counted like new work. Where the drawings leave existing conditions unclear, we raise an RFI instead of guessing.
Owner standards and long specifications
School boards, hospitals and municipalities add their own standards and approved product lists to Division 26. We price the specified products and methods, not generic equivalents, and flag anything that conflicts with the drawings.
Life safety systems
Emergency lighting, fire alarm upgrades and essential power are priced as their own sections, with verification carried separately so you can replace it with your subcontractor's quote.
Bid depository closings
Many institutional electrical prices close through a bid depository before the general contractor's closing. Give us both times and we schedule the estimate to the earlier one.

How do you price electrical work in occupied buildings?
From the phasing and after-hours requirements in the documents. We adjust labour for night and weekend work, temporary power and lighting, phased cut-overs and protection of occupied areas, and list each adjustment so you can match it to your own crew rules.
Do your renovation estimates include demolition and removals?

Do you follow school board and hospital owner standards?
